Presently people are asking what is the best way to sell in the current market and is it a good time to be selling
So I thought I would share with you the benefits of selling with a structured plan. 2 sales we had in recent weeks, both were advertised as auction, that demonstrate why it is important to have a clear plan for your sale and to communicate it clearly to buyers in the market place. It results in great sales prices, it reduces the market risks and you benefit from a defined time frame for the sale process.
The first property was 11 Harvey St Seaforth. The property was advertised over a 4 week period and buyer interest was strong with over 8 prospective purchasers asking for a contract. We had a clear price guide of what we expected the property to sell for and explained from day 1 that the house would be sold at the auction. On the auction day we had 3 parties bid and the competition resulted in a sale price 10% over our expectations.
The other was a sale in Balgowlah Heights. The plan started with a group of select buyers viewing the home off market. From this 2 parties showed interest. The plan was to take the property to market if we did not receive offers in our target price range. We also indicated that we were open to offers. The home was then advertised online on the major real estate portals. After a week online we found a new buyer that offered in the guide range and the offer was accepted. The plan resulted in a great sale.
Having a plan and clear steps to go with your selling plan are essential in achieving a strong results. Now is a great time to be selling. It is a stable market with more buyers looking than properties on the market.
